Ocean Oaks Rental FAQ


AGE RESTRICTION: Guests of ALL ages are welcome at our vacation rentals, however, one must be 25 years of age in order to enter into a rental agreement with Parker-Kaufman, Realtors. The person entering into the agreement must also be present at the property during the rental period.  Parker-Kaufman, Realtors reserves the right to cancel any reservation without refund if this policy is violated.

MANAGEMENT: Each Ocean Oaks home is privately owned and managed by Parker-Kaufman, Realtors. The Parker-Kaufman, Realtors office is located in the Beach Village at 21 Main Street, Suite 103. Hours are Monday-Saturday 9-5. Closed Sunday. Telephone Number 912.635.2512.

KEYS: Keys will be given to renters when you check in at our Beach Village office.

CLUBHOUSE AND AMENITIES: Guests are welcome to use the community pool. Rules are posted and should be followed. Children under the age of 16 must be accompanied by an adult at all times while at the pool. Failure to follow rules will result in loss of privileges.

Accidental property damage is always a possibility (as it is in your own home – such as a broken lamp or vase). For “peace of mind” during your stay with us, a $44.95 Damage Protection Fee is included in your rental through CSA Insurance, covering up to $3,000 in potential damages to the Cottage during your stay. Travel Insurance is also offered through our booking process. For details contact CSA about travel insurance coverage (866.999.4018). We appreciate and encourage our guests to report any incurred damages to us timely, so that we may file the claim necessary for the owner’s replacement or repair.

LOCATION: In order to locate your vacation rental in Ocean Oaks, you will need to use the physical address on your confirmation and not the Ocean Oaks number. We use Ocean Oaks numbers for marketing purposes only. The street number will be on the home, not the Ocean Oaks number.

PAPER PRODUCTS: A starter set of paper products (toilet tissue, paper towels, trash bags, dish washer pods, soap & shampoo in each bathroom) are provided. Please keep in mind that this is only starter set, should you deplete your supply, you will need to replenish at your expense. Please plan accordingly.

LINENS: Linens are included with your rental. There will be one towel/wash cloth set supplied per guest, for the maximum number of guests the home occupies.  If the home sleeps 6 there will be 6 set ups, etc. Each home is equipped with a washer & dryer.  Ocean Oaks has a policy against any laundry hanging outside on railings. This includes beach towels, swimwear, etc.

All homes are equipped with ranges, refrigerators, cookware, flatware, and dishes. Each is furnished, equipped and maintained according to the owner’s preference. Housekeeping is not provided during your stay, so all homes are furnished with a vacuum, broom and mop. Bedding includes mattress pads, pillows and bedspreads.

All of the homes offer the following: air conditioning, heat, telephone, television, WIFI and cable TV service (some have HBO or upgraded digital cable service, where noted). Parker-Kaufman, Realtors, as rental agents, CANNOT GUARANTEE the operation of the air conditioning, or other appliances: however, we will do our very best to have any malfunction repaired as soon as possible. Please note: Your refrigerator works best on the middle setting. If you have just arrived with room temperature groceries or hot items from your automobile, please allow at least 12 to 24 hours for the refrigerator to reach the proper setting. It helps to not load entire cases of hot soda cans all at once.


WIFI: Each home has WI-FI service. WI-FI password will be on your confirmation and in the Ocean Oaks book located on the kitchen island. Service providers and channel selection varies by home.

FURNITURE: Furniture moved from one area of the home to another will result in additional charges. DO NOT REMOVE ANY FURNISHINGS FROM THE HOME or move it from one home to another (furniture, cookware, dishes, utensils, etc.)

NEIGHBORS: There are folks who live here full time, as well as part-time residents, so please be courteous of your neighbors.

Being thoughtful of one’s neighbor can be another answer to good living and is an especially important consideration in a multi-family community. Loud noise from television, stereo equipment, musical instruments and talking should be kept to a minimum at all times, especially during the hours of 11:00 pm to 8:00 am. If you should be disturbed by noise, please notify management or contact the Georgia State Patrol.

PETS/SMOKING: Pets are allowed at only a few Ocean Oaks rentals and smoking is strictly prohibited in any of the rental homes, porches, and gazebos. Smoking in common areas is also not allowed.

TRASH & RECYCLING: Each Ocean Oaks home has a trash and a recycle receptacle located on the side of the house in a fenced area. The green can is for trash and the yellow-topped container is for recycling. The trash is emptied weekly and the recycling every other week. Please keep the doors to the trash areas closed to keep wildlife out. Do not store garbage on porches.

PARKING: Each Ocean Oaks home has a two car parking pad in front and some have additional garage space available as well as an additional parking space. Please be aware of the number of vehicles allowed at each unit. Parking in the street or on the grass is STRICTLY prohibited. Please be mindful of sprinkler heads in the grass and do not park on the grass. Campers, boats and trailers are not allowed on the premises at Ocean Oaks.  Each driveway is private and parking in other driveways is prohibited without prior permission

DEPARTURE: We ask that you empty the refrigerator, empty all the trash and run the dishwasher. Please secure the cottage when leaving.

Currently a fee of $8.00 is charged by The Jekyll Island Authority for each vehicle entering Jekyll Island. (A parking fee of $12.00 may be charged during certain holidays) Parking fees are used to help maintain Jekyll Island’s pristine beauty. Other options are available: (subject to change)

Yearly Decal – $75.00


ALL CANCELLATIONS MUST BE IN WRITING and can be sent via US mail or Email. It is the renter’s responsibility to check with our office to ensure we have received your notice to cancel a reservation. All cancellations entitled to a refund, will be charged a 5% service fee of the refunded amount with a minimum of $50. Bookings cancelled 90 days before the start of stay will receive refund of the amount on deposit less cancellation service fee. Bookings cancelled 60-90 days before the start of stay will receive a refund of the amount on deposit less cancellation fee, ONLY if the unit re-rents for the same time period. Bookings cancelled less than 60 days before the start of stay are not eligible for a refund. The $20 reservation processing fee in nonrefundable. Since all cottages are individually owned, requesting a change from one cottage to another is considered the same as a cancellation.
