The Cottages at Jekyll Island Terms & Conditions

RENTAL AGREEMENT

This contract constitutes an agreement between the Renter at THE COTTAGES AT JEKYLL ISLAND and Parker-Kaufman Realtors, as Agent, to rent the premises you have reserved. RENTER MUST BE 25 in order to reserve and check-in. RENTAL RATES, FURNISHINGS AND EQUIPMENT ARE SUBJECT TO CHANGE WITHOUT NOTICE.

RENTER UNDERSTANDS AND AGREES TO THE FOLLOWING:

THE ACCOMMODATION:

The accommodation is a privately owned dwelling with the owner’s furnishings, and neither the Agent nor the Owner shall be obliged to provide furnishings or equipment not presently available in the unit. Renter agrees not to move furnishings from room to room, nor to remove any furnishings, kitchen equipment or utensils from the cottage. Renter agrees to pay a service charge up to $50.00 to have furnishings returned to their original rooms after Renter vacates.

KEYS:

The Cottages have a keyless entry system. You will be given an entry code prior to or the day of check-in. These codes are reset before each new guest checks in.

CHECK-IN:

Check-in time is 4:00 p.m. Please do not arrive before then unless other arrangements have been made. You are responsible for any damage to the property during your stay so please let us know immediately if you detect a problem. Do not wait until check-out to let us know. You will have a set of house rules and a guest survey in your Cottage. Please review the rules on arrival and fill out the survey before leaving. We appreciate all the feedback from our guests.

CHECK-OUT:

Check-out time is 10:00 a.m. Please make every effort to honor check-out time to allow us time to get ready for the next guest. Upon departure, please empty fridge, run dishwasher and take all trash to compactors and secure cottage.

DEPOSITS:

To secure rental, a deposit of 50% is required upon booking. The balance of the rental is due 14 days prior to your arrival.

TAXES:

Georgia 7% sales tax applies to Cottage rentals, and a 5% Hotel/Motel tax is charged on the first 30 days of your stay. All tax rates are subject to change.

CANCELLATION POLICY:

Effective January 18, 2024: ALL CANCELLATIONS MUST BE IN WRITING and can be sent via US mail or Email. It is the renter’s responsibility to check with our office to ensure we have received your notice to cancel a reservation. All cancellations entitled to a refund will be charged a $50 cancellation fee. Bookings cancelled 30 days before the start of the stay will receive a refund of the amount on deposit less the cancellation service fee. Bookings cancelled 29 – 0 days before the arrival date are not eligible for a refund. Refunds will be issued in the form of a check to the mailing address on the reservation. The $20 reservation processing fee is nonrefundable. Since all properties are individually owned, requesting a change from one cottage to another is considered the same as a cancellation.

PET POLICY:

Pets are not permitted at any time in Cottages. A $1000.00 fine will be charged for violations. 

FURNISHINGS:

All cottages are equipped with ranges, refrigerators, cookware, silverware, and dishes. Each is furnished, equipped and maintained according to the owner’s preference. All Cottages are housekeeping Cottages, with vacuum, broom, and mop provided. Paper products, as well as soaps and detergents, are not furnished with the rentals. Linens, sheets, pillowcases, towels, washcloths, hand towels, bath mats, and a kitchen package are included in your reservation with The Cottages at Jekyll Island. There is a washer and dryer in every unit for your convenience.

  • Furniture moved from one area of the Cottage to another will result in additional charges. DO NOT REMOVE ANY FURNISHINGS FROM THE COTTAGE or move it from one cottage to another (furniture, cookware, dishes, utensils, etc.)

EQUIPMENT AND APPLIANCES:

All of the rental cottages offer air conditioning, heat, telephone, television, and cable TV services. Parker-Kaufman CANNOT guarantee the operation of the air conditioning, or other appliances. However, we will do our very best to have any malfunction repaired as soon as possible. Refrigerators work best on the middle setting. If you have just arrived with room temperature groceries or hot items from your automobile, please allow at least 12 to 24 hours for the refrigerator to reach the proper setting. It helps to not load an entire case of hot sodas all at once.

We cannot guarantee that landlines at any rental property are in working order. In case of emergency, you should rely only on your cell phones for communication.  If this creates an issue for you, please contact us before you check in so that we can see what can be done to accommodate you in this regard.

Rental rate, furnishing, and equipment are subject to change without notice.

PARKING:

Currently, a fee of $10.00 is charged for each vehicle entering Jekyll island. Parking fees are used to help maintain Jekyll Island’s pristine beauty. Other options, subject to change, are available. For more information on parking passes, please contact the Welcome Center at (912) 635-4016.

  • No campers or recreational vehicles are allowed on the premises.
  • DO NOT PARK ON THE LAWNS OR IN NEIGHBOR’S DRIVEWAY WITHOUT PRIOR PERMISSION.

DAMAGE WAIVER FEE

A Damage Waiver Fee is included in the total cost of all reservations. It protects you from incurring expenses related to accidental damage to your rental unit occurring during your stay PROVIDED DAMAGE IS DISCLOSED TO MANAGEMENT PRIOR TO CHECK-OUT.

Why do we provide it?

Everyday life can be filled with stressful situations and when you go on vacation, you should be able to relax and enjoy your getaway. Our Damage Waiver Fee is designed to make your relaxation and comfort unspoiled. Instead of putting down a large up-front security deposit, this small fee offers protection for those little incidents. No more credit card holds or canceled check fees to worry about. No need to trouble over accidental damage in your unit. If something breaks, simply let us know immediately and your waiver will cover the cost to repair or replace the item. Most importantly, you are provided with the confidence to enjoy your vacation without worry.

What is included?

Minor, accidental damage to your unit and its contents during your stay such as: scratches on the doors, floors or walls, broken glassware, spills, stains, and broken furniture. Each registered guest is protected by this waiver and will not be obligated to pay for reported incidences of accidental damage to the unit and its contents up to $3,000 per stay.

What is not included?

Intentional or careless damage to your unit is not included. Your personal items are not covered. Damage discovered by management is not covered. All damage must be reported prior to checkout.

Coverage is not provided for:

  1. Damage related to an intentional act or gross negligence. These include but are not limited to: damage caused by a party, damage caused by smoking or pets and theft or removal of unit inventory.
  2. Damage related to violation of our rental policies.
  3. Damage to personal items.
  4. Damage caused by any person other than you or your traveling companions named on your reservation.
  5. Damage not reported immediately to management.
  6. Damages exceeding $3,000 in repair or replacement cost per stay.
  7. Loss or theft.
  8. If your rental is pet friendly, any damage caused by your pet ( service animals and emotional support animals included) is not covered by this Damage Waiver protection. This includes any additional cleaning needed due to the pet.

Your duties when damage happens:

  1. Take all reasonable, necessary steps to prevent further damage.
  2. Report damage in writing to management prior to check-out.
  3. Provide management with all related documentation such as a police report or repair estimate.

You are responsible for all damage to your rental unit and its contents occurring during your stay not covered by damage waiver fee. Your credit card will be charged for any damage not covered by damage waiver fee.

INNKEEPER FEE

On or after July 1, 2021, each innkeeper in the State of Georgia is required to charge a $5.00 per night fee to the customer, unless it is an extended stay rental, for each calendar day for any room, lodging, or accommodation that provides physical shelter. The innkeeper shall collect the fee at the time the customer pays for the rental or lease of such lodging. Stays more than 30 days are only charged the fee for the first 30 days. There is no fee charged after day 30. If reservation was made before July 1, 2021, you are not required to pay the fee. If made on or after July1, 2021, the fee must be added to your reservation.

This fee may not show up on your original confirmation but will be added before your balance due is paid. The tax may also be added to reservations made after July 1, 2021 that have already been completed.

IMPORTANT:

Parker-Kaufman cannot guarantee that public beach crossovers are fully functional at any given time.  Due to the harsh environment in which these crossovers exist, they are always subject to the impact of the changing tides, weather, wind, etc. Please contact the Jekyll Island Authority at 912-635-2236 for up-to-date information on beach access closures.
